A 10×12 greenhouse has 120 square feet of nominal footprint, but usable growing capacity depends on aisle width, beds or benches, crop height, door access and the exact dimensions of the product you buy.

A 10×12 offers 120 nominal square feet, but the extra width changes how beds, benches and aisles can be arranged. It is most valuable when you use that width deliberately rather than simply filling it with deeper one-sided beds.
Oklahoma State and UGA greenhouse-planning guidance both start with the interior job the greenhouse must perform: beds or benches, the reach distance to those growing surfaces, and the walks needed to service them. That approach is especially important in a 10×12, where moving an aisle by six inches can reclaim—or consume—a meaningful share of the floor.

Ten feet of width changes the layout problem
A 10-foot-wide greenhouse is not simply an 8-foot greenhouse with 25% more floor area. If you keep side beds within a comfortable one-sided reach, the extra width often becomes wider access or a different bed pattern. Two 36-inch side beds leave a four-foot center aisle. That may be excellent for mobility, carts and working room, but it means only 72 of the 120 nominal square feet are directly in those side beds.
Another option is a wide center bed or bench served from both sides. Oklahoma State notes that center benches can be substantially wider because they are reachable from two directions. A pair of 24-inch aisles flanking a 6-foot center growing zone also uses about 72 square feet for plants, but changes workflow and may improve reach to taller central crops.
“10×12” is often a comparison class rather than an exact SKU
Some premium and heavy-duty lines cluster around this footprint without using the exact nominal label. The Riga 3 is about 9'8" × 10'6" (102 sq ft), while Planta's Sungrow Urban Gen III is about 9'10" × 13'4" (roughly 131 sq ft).
